The Supreme Court ruled that under Section 4 of the Telangana Building (Lease, Rent and Eviction) Control Act, 1960, a landlord cannot seek enhancement of rent during the subsistence of a contractual tenancy, which in this case was valid until 31.07.2010. The Court emphasized that the landlord is bound by the terms of the lease agreement and cannot unilaterally alter the rent. The appeal was allowed, overturning the High Court's dismissal of the tenants' revision petition and reinstating the contractual rent agreed upon.
