Judgment text excerpt

The Supreme Court examined the application filed under Section 21(1)(a) of the U.P. Urban Buildings (Regulation of Letting, Rent and Eviction) Act, 1972, where the appellants sought eviction of the respondent tenant on the grounds of bona fide need for business operations. The Court held that the appellants' need was indeed bona fide and that the alternative accommodation suggested by the respondent was insufficient for their business needs. Consequently, the Court overturned the High Court's order that had set aside the eviction orders, thereby upholding the eviction of the tenant.
