The Supreme Court upheld the eviction order granted by the Rent Controller under the Tamil Nadu Building (Lease & Rent Control) Act, 1960, primarily on the ground of arrears of rent. The Court noted that the landlord is entitled to file a fresh petition for eviction on all available grounds, as the previous authorities did not consider all aspects. The Court fixed the rent for the premises at Rs.15,000 per month effective from March 2017, to be paid by the tenant before the 10th of each month.
