The Supreme Court upheld the High Court's order allowing eviction under Section 14(1)(a) and (b) of the Delhi Rent Control Act, 1958, confirming that the tenant had illegally sub-let the premises to a sub-tenant who was conducting independent business. The Court found that the tenant's claims of the sub-tenant being an employee were unsubstantiated, and the tenant was in arrears of rent since January 2002.
