The Supreme Court held that under Section 21 of the Uttar Pradesh Urban Buildings (Regulation of Letting, Rent and Eviction) Act, 1972, the bona fide requirement of the landlord must be assessed without undue influence from the tenant's business interests. The Court found that the High Court's decision to allow only partial eviction was flawed as it did not adequately consider the appellants' need for space for their sons' businesses. The Court ultimately ruled in favor of the appellants, allowing them to evict the tenant from the premises to fulfill their bona fide requirement.
