The Supreme Court held that under Section 21(1)(a) of the U.P. Urban Buildings Act, 1972, a High Court cannot interfere with findings of fact regarding the bonafide need of a landlord for eviction of a tenant. The Court emphasized that the prescribed authority's role is limited to allowing or refusing eviction petitions and does not extend to enhancing rent. Consequently, the Court set aside the High Court's judgment that increased the rent and upheld the appellate court's decision rejecting the landlord's eviction petition.
