The Supreme Court held that the High Court's order to increase the rent from Rs.80/- to Rs.4900/- per month without justification violated the provisions of the relevant Rent Control Act. Citing Niyas Ahmad Khan vs. Mahmood Rahmat Ullah Khan [2008 (7) SCC 539], the Court established that arbitrary rent increases are impermissible. The Court set aside the High Court's orders, allowing the appeals and clarifying that landlords may still seek appropriate remedies for non-payment of rent.
