The Supreme Court held that under Section 16(10) of the Uttar Pradesh Urban Buildings (Regulation of Letting, Rent and Eviction) Act, 1972, an oral agreement for enhancement of rent is not valid in the absence of a written agreement. The Court found that the landlord's claim for increased rent was not substantiated by any formal documentation, thus ruling in favor of the tenant's heirs. The appeal was allowed, and the earlier judgments favoring the landlord were set aside.
