The Supreme Court ruled that under Clause (b) of sub-Section (1) of Section 12 of the A.P. Buildings (Lease, Rent and Eviction) Control Act, 1960, a landlord can recover possession of premises if required bona fide for demolition and reconstruction. The Court held that the landlord's offer to the tenants for a new lease at a higher rent after substantial alterations constituted a valid offer, and the tenants' failure to respond did not negate the landlord's rights. The Court upheld the lower courts' decisions favoring the landlord's possession claim.
