The Supreme Court held that the Bombay Rents, Hotel and Lodging House Rates Control Act, 1947 applies to premises let for residential purposes in Koregaon village, as per the notification dated 18th October 1969. The Court established that the dual purpose of the lease (residential and commercial) does not exempt the landlord from the provisions of the Rent Control Law. The High Court's decision to restore the trial Court's dismissal of the landlord's eviction suits was upheld, affirming the applicability of the Bombay Act.
