The Supreme Court ruled that the Bombay Rents, Hotel and Lodging House Rates Control Act, 1947 applies to premises let for residential purposes in Koregaon village, as per the notification dated 18th October 1969. The Court held that the landlord's assumption of dual purpose letting (residential and commercial) does not exempt the premises from the provisions of the Bombay Act. Consequently, the High Court's decision to restore the trial Court's dismissal of the landlord's eviction suits was upheld, affirming the applicability of the Rent Control Law.
