The Supreme Court held that under Section 13 of the East Punjab Urban Rent Restrictions Act, 1949, the agreed rate of rent between the landlord and tenants was Rs.2000 per month, despite the tenants claiming it was Rs.1800. The Court found that the tenants' failure to pay the agreed rent constituted grounds for eviction, as the amount tendered was insufficient. Consequently, the Court reversed the Appellate Authority's decision and upheld the eviction order against the tenants.
