The Supreme Court upheld the eviction order against the Appellant under Section 10(2)(1) of the Tamil Nadu Buildings (Lease and Rent Control) Act, 1960, confirming that the Appellant had defaulted in rent payment from the commencement of tenancy on 1st July 1988. The Court found that the Appellant's claim of having sent a money order was unsubstantiated, as the landlord was out of town and had not refused to accept rent.
