The Supreme Court held that non-compliance with a direction under Section 15 of the Bihar Building Control Act does not automatically lead to eviction under Section 11 of the Act. The Court clarified that the delay in deposit of rent, particularly after the landlord had withdrawn the amount, does not constitute a valid ground for eviction. The lower courts erred in failing to recognize the distinction between the remedies under Sections 11 and 15, leading to the dismissal of Title Suit No. 100 of 1980 and allowing the appeal.
