The Supreme Court held that under Sections 21(4) and 50 of the Karnataka Rent Control Act, 1961, a landlord's written consent for sub-letting during the contractual tenancy does not extend beyond the expiry of that tenancy. The Court clarified that a lawful sub-letting does not become unlawful merely due to the expiration of the contractual tenancy unless there is a fresh sub-letting without consent. The appeals were dismissed, affirming the High Court's decision on eviction based on sub-letting and bona fide need of the landlord.
