The Supreme Court held that under Section 10(3)(c) of the Andhra Pradesh Buildings (Lease, Rent and Eviction) Control Act, 1960, a landlord can seek eviction of a tenant occupying a different building only if both buildings are considered as one. The Court clarified that the provision requires the oneness of the building, not merely the oneness of ownership. The appeal was allowed, overturning the lower courts' decisions that permitted eviction based on the landlord's ownership of adjacent buildings separated by a wall.
