The Supreme Court held that under Sections 20 and 30 of the U.P. Urban Buildings (Regulation of Letting, Rent and Eviction) Act, 1972, a tenant is entitled to deposit rent in court if the landlord refuses to accept it without justification. The Court found that the lower courts erred in holding the tenant liable for eviction due to alleged wilful default, as the tenant had been ready to pay rent and had deposited the arrears in court. The appeal was allowed, overturning the eviction order against the tenant.
