The Supreme Court held that under Section 14A of the Delhi Rent Control Act, 1958, a landlord cannot seek eviction of multiple tenants from different dwelling houses using the same ground for eviction, as the right to evict is exhausted once possession is recovered from one tenant. The Court clarified that a co-owner can file for eviction, but the right to recover possession is limited to one dwelling house at a time. The appeal was disposed of by compromise, allowing the appellant to vacate the premises in favor of the respondent.
