The Supreme Court held that under the Delhi Rent Control Act, 1958, a tenant's claim for fixation of standard rent made after the limitation period prescribed in Section 12 cannot be entertained. The Court clarified that the Rent Controller has no authority to fix standard rent in a defense against an ejectment suit under Section 14(1) and that the prohibition in Sections 4 and 5 applies only after standard rent is fixed. The appeal was dismissed, affirming the lower courts' decisions to reject the tenant's claims.
