The Supreme Court held that under the Bombay Rents, Hotel and Lodging Houses Rates (Control) Act, 1947, a notice to one joint tenant is sufficient for eviction proceedings. The Court affirmed that the City Civil Court has jurisdiction over such suits, and the provisions of the Rent Act do not impede the Government or local authority's right to evict tenants from leased land. The Court also clarified that the assignees of the tenancy are bound by the original lease terms, and the suit was not invalid due to the non-joinder of the deceased joint tenant's legal representatives.
