The Supreme Court held that an estate broker, employed to negotiate a sale, does not have the authority to conclude a contract unless explicitly stated. However, if the broker secures a buyer willing to purchase at the agreed price, the broker is entitled to commission upon completion of the sale, regardless of the seller's subsequent actions. In this case, the appellant was entitled to Rs. 6,000 as commission after successfully negotiating a sale for Rs. 1,10,000, which was later completed by the buyer, despite the seller's lower sale price to another party.
