This appeal is directed against order dated 14.11.2025 passed by learned Single Judge in Writ-A No. 17020 of 2025, whereby the writ petition filed by the appellant against order dated 22.08.2025, has been dismissed. 2. The order dated 22.08.2025 was passed by the Rent Authority under the provisions of Section 21(2) of the Uttar Pradesh Regulation of Urban Premises Tenancy Act, 2021 ('the Act'). A look at the order indicates that the same was passed ex parte, as the petitioner-appellant, despite service, did not appear before the Rent Authority. 3. When the petition came up before the learned Single Judge, an objection was raised that the petitioner-appellant had alternative remedy under Section 34(8) of the Act.
